An urban renewal plan has been approved in Tirat Carmel - including 734 housing units, an elementary school, public and commercial areas.
The Haifa District Planning and Building Committee approved an urban renewal plan for the Ben Zvi neighborhood in Tirat Carmel.
The plan, initiated by the government's Urban Renewal Department, covers a total area of approximately 30 dunams and is located in the Ben Zvi and Raziel streets complex.
The plan includes 734 housing units to be constructed in eight buildings ranging from 5 to 30 stories, combining commercial facades and public buildings. Of the total housing units, approximately 134 will be allocated for small apartments (up to 80 square meters).
In addition to the housing units, the plan includes the construction of an elementary school as well as the construction of a new street that will be a continuation of Natan Elbaz Street, while creating pedestrian and bicycle paths within the neighborhood.
The plan was promoted through a joint planning process with the Tirat Carmel Municipality and the Mordot Carmel Regional Committee with a comprehensive vision for the entire neighborhood.
Currently, the complex contains 122 housing units in 10 3-story buildings that will be vacated for the new project.
The plan in the Ben Zvi neighborhood joins 6 other significant renewal plans being promoted in the city: Herzl Complex (480 housing units), Herzl-Motzkin (1,284 housing units), Giora (844 housing units), Sharett 41-45 (316 housing units), Weizmann-Jabotinsky (1,232 housing units), Herzl-Etzel-Sharett (362 housing units), which together include thousands of housing units.
Deputy Planner for the Haifa District in the Planning Administration, Sharon Barkat:
"This is a significant program that will form the basis for promoting additional renewal programs in the city's oldest neighborhoods. The proposed construction produces buildings consisting of diverse construction types that combine high-rise construction alongside textured construction. Combining commerce and public spaces in residences adjacent to neighborhood gardens will create an active and inviting wall for walking and reducing car use."
The plan was prepared by Derman and Rebeccal Architects.

"They only see us as boxes, tracts, number of apartments, numbers... the tree, the path, the bench in the shade and the playground are not important."
