Nesher • A huge urban renewal project is underway

The Haifa District Committee has decided to submit a plan that includes 1,860 housing units, commercial and employment areas, public buildings and a park on an area of ​​13 dunams. The Haifa District Planning and Building Committee, headed by Ruth Schwartz Hanoch, has decided to submit a plan for urban renewal in the city of Nesher. This is one of the largest urban renewal projects in the city.

The plan, covering a total area of ​​98 dunams, is located on Ma'ale HaGiborim Street in the Ben Dor neighborhood, and includes 1,860 housing units to be constructed in 13 32-story residential buildings, including a building that will combine residences, employment, and commerce. Of the total housing units, 372 will be allocated for small apartments.

The plan is one of the first steps towards urban renewal in the city. The plan will encourage the renewal of the city center and old residential neighborhoods bordering the complex. The plan proposes optimal utilization of the area, which creates a mix of land uses, utilization of the underground, building density, and the allocation of significant open public space to create an active urban space.

In addition to the housing units, the plan includes kindergartens and daycare centers and commercial spaces that will be integrated into some of the residential buildings. A 13-dunam park is planned at the center of the new project. The plan is located south of the 'Quarry 4.5' plan promoted by the Nesher Municipality, which includes employment, commercial and special housing areas, as well as the new municipality building. The complex currently has 305 housing units in 21 housing buildings that were vacated for the new project.

The plan is an example of the planning that we have been leading in recent years in the Planning Administration, based on principles of mixing uses and connectivity with the existing fabric around it in accordance with the topographic challenges that characterize the city of Nesher, and creating a system that allows for walkability in an active and inviting space for pedestrians, which will transform the residential neighborhood into a neighborhood that provides its residents with most of their needs, thereby reducing the demand for the use of private vehicles. This type of planning encourages and enables community life and joint and diverse activity in the public space and will contribute significantly to the quality of life of the residents.
