New and second-hand apartment sales data in Haifa: an optimistic and challenging situation

According to data published by the Central Bureau of Statistics, Haifa ranks 15th in sales of new apartments In the period between May and July 2024. During these three months, 260 new apartments were sold in the city, compared to 252 new apartments sold in the months of February-April 2024 - an increase of 3.2%. However, it is evident that Haifa, the third largest city in Israel, is in a significant gap compared to other cities such as Ofakim (513 new apartments), Ashkelon (428) and Lod (412).

In the sale of second-hand apartments, Haifa presents a more impressive figure, with second place in the country. Between May and July 2024, 866 second-hand apartments were sold in the city, compared to 819 in the months of February-April - an increase of 5.7%. Jerusalem leads in the sale of second-hand apartments with 1,027 apartments in the same period.

In addition, July 2024 highlights Haifa's place in the stock of new apartments for sale: 1,650 new apartments, which places the city in tenth place in Israel in terms of the supply of new apartments.

Trends in the new apartment market

In general, the market for new apartments in Israel saw a significant increase - in the three months of May-July 2024, approximately 24,530 new apartments were sold, which represents an increase of 31.7% compared to the corresponding period in 2023, and an increase of 5.9% compared to February-April 2024.

In light of the fact that Haifa has been considered a relatively safe area since the outbreak of the war, it could be expected that the city would become a preferred destination for evacuees from more dangerous areas, but sales of new apartments in the city continue to falter. The reasons for this are probably also related to the limited supply of new apartments in the city, following a slow pace of construction starts in recent years.

However, Haifa may see a change in the coming years. The deputy mayor and chairman of the subcommittee for planning and construction, Sharit Golan Steinberg, is working to promote the granting of building permits in the city, at the same time as changes in the local engineering director. It is possible that the data of the Central Bureau of Statistics in the coming years will reflect this push and lead to an increase in construction starts and the sale of new apartments in the city.

The second-hand market encourages investors and housing developers

One of the encouraging figures is Haifa's second place in the sale of second-hand apartments, a figure that shows confidence on the part of both real estate investors and housing developers. According to local estimates, Haifa is becoming more attractive to live in thanks to the increase in prices in its satellite cities - Kiryat, Tirat Carmel and Nesher. The differences in prices between Haifa and the periphery have narrowed in recent years, and are no longer as significant as they were in the past.

  2. A beautiful PR article for Sharit Golan. It's just a shame it's not accurate. After a 12-year delay by the municipality in granting a permit due to municipal bureaucracy and an evil tree official, the local committee headed by her kicked off the project and closed it apparently to add a commercial front.
    Now the tenants have to look for another developer and wait another 12 years (most of which don't have it) and continue to live in crumbling houses with no MMD and no shelter.
