The Municipality of Tirat Carmel continues to promote significant projects in the field of urban renewal. On Wednesday 7/8/24, the city council approved two plans - one, in the Herzl, Etzel and Moshe Sharet complex, and the other, in the Moshe Sharet complex. As part of the plans, a total of 540 new housing units are expected to be built, as part of an evacuation-construction project, alongside the establishment of Commercial areas, employment and offices, public buildings, open public areas, parking, accessibility solutions, etc. The announced plans will be carried out subject to the signing of a pre-development agreement by the developers with the local authority.
The plan for the Herzl, Etzel and Moshe Sharet complex, numbered 355-1276682, will be carried out by the Rothstein company, and includes the addresses: 1 Etzel St., 43 and 45 Herzl St. and 2 Moshe Sharet St. The purpose of the plan is renewal Urban in a eviction-construction plan with a taxation track and as part of it, four four-story buildings with 60 housing units will be demolished, and in their place two towers of approximately 300 housing units will be erected, while providing protection, accessibility, parking, etc. Commercial areas, open public areas, public buildings and underground parking lots will also be established in the complex. The plan will also include, among other things, the expansion of Herzl St. to improve transportation and an intensive commercial facade along the street, in order to encourage halachicism in the city.
The second plan, in the Moshe Sharet complex 45-41, whose number is 355-1248947, will be carried out by the Megdeli Sharet Urban Renewal Company. Beyond the urban renewal, the purpose of the plan is to open a new road from east to west and north to south, as part of the new road network, in a clearance-construction layout on a tax route. The plan includes the demolition of three four-story buildings with 16 housing units and a commercial building containing six stores, with two towers of approximately 240 housing units being erected in their place. The plan also adds open public areas and underground parking lots while addressing protection, accessibility, parking, etc.
Both plans are designed to produce private and public infrastructure for the future functioning of the neighborhood, including emphasizing the integration of the planning into the existing built structure and the planned future development in the adjacent neighborhoods.
