Where do the students live in Haifa? Is it possible to find a vibrant 'student life' in the city?

Haifa is a very attractive city for students. It has the Technion and the University, which attract young people from all over the country, as well as several colleges and branches of academic institutions. Some students live in dormitories and others rent apartments. We asked to check what are the variables that affect students when they go to rent an apartment in Haifa: is the proximity to the campus the only thing that guides them?
Beyond that, along with the choice of the residential apartment, it is worth remembering that the real challenge for Haifa is to find a way to keep some of the students who come to study here in the city, and at the same time, to prevent as much as possible young Haifa people who complete their degrees, from leaving Haifa in favor of other places.

Also looking for a lively social life

The owner of the brokerage agency, Dodi Miblom, points out first of all the proximity to the place of study, but emphasizes that the means of transportation and social life are also significant for students. "Students have been renting apartments in Neve Shanan for many years. There are areas there that border the Technion gates, so they are very sought after. There are also areas in Nesher that are close to the Technion gates, and they are also sought after by students. There are student dormitories, most of which are inside the Technion and a small part outside of it, and they are very close to studies In these cases they can even walk.

"On the other hand," says Miblom, "there are no places to hang out in relation to the number of students who study at the Technion. Also in the Neve Shanan, Ramot Ramez, and Ahozah areas there are many students who study at the University of Haifa, from where they can get there with one bus or a short drive. There are also students who live in Dalit El Carmel and especially in Isfaya, then the expenditure on housing is much smaller. The number of housing units is limited there.

There are also those who live in housing units in Dania, and then they are very close to the university. In Haifa, there are many students on Hillel and Mesada streets in the Hadar neighborhood. From there they can go to the colleges in the lower city and also to the Vizzo College, which is located on Ben Gurion Boulevard and currently belongs to the University of Haifa. They can also enjoy the Carmelite in the area.

In Hadar, in the Talpiot complex, there is a very, very developing area, with a lot of social life, and students come there for whom social life is particularly important. The place is developing, there are more places to hang out and restaurants.
There are also many students in the port area as well as student dormitories and colleges. There is also a train station, entertainment places, pubs and restaurants. Students love this area very much and you can see them hanging around there day and night. The last area, which is smaller, is the Bat Galim area, where there is the medical school and the nursing school, and it has a train station and the sea. Quite a few foreign students from abroad choose to live there."

The developing Talfiot market area

Talpiot market is also changing in terms of the population. When there are many entertainment places, there is lighting and cameras and people all the time. When there were less places to hang out, there was more crime, but that has changed. This is one of the special areas of Haifa. On Friday, it's full of students. It is an area with a special charm, different from other areas. Obviously, there is more to do in terms of personal security. It is important to understand that students want a place to have something to do after their studies. What guides the choice of places to live is proximity to educational institutions, price, personal security and social activity beyond studies, which is very important for students."

scattered in different areas of the city

Ido Moorg, CEO and owner of "Moorg Properties", board member of the Chamber of Industry and Commerce Haifa and the North and chairman of the Haifa Round Table 3 association, points to areas in Haifa where the students are concentrated, but claims that because of the distance between them, a student atmosphere is not created: "Students Looking for proximity to the educational institutions. Students from the Technion end up living in the same place, so most students rent apartments in Ramot. Most of the Technion's students live there. We walk to the Technion in the morning and drive to the university."

Renting in the lower city and in Hadar

"In the lower city there are campuses and branches of colleges. There are also small apartments that are suitable for students. There is the Clover and the branch of Ono Academic. The students live around the port campus, near Natanzon Street, it is an environment where everything is level. Guys from Tel Aviv bought buildings there and renovated them For rent, and now the students are enjoying it. In recent years, there is a trend in the Hadar and Hillel area, but the apartments are cheaper than the lower city or the Remez neighborhood. In many cases, they like the vibe there In Carmelit to get to studies. These are the three main centers for students. Those who study in Bat Galim look for it.
Because of the topography of the city, it is difficult to create an atmosphere of students, because they are scattered in many areas. They are not noticeable in the city. In other places, you feel the students more in the places of entertainment."

New apartment and living experience

Real estate appraiser Dr. Assaf Guestfreund believes that beyond the areas of demand, it is also possible to see similar trends between the students in Haifa and young people who rent apartments in the city: "Students in Haifa, like everywhere else in Israel, are mostly concentrated near the educational institutions in the area of Ramot Ramez, Ramat Alon and in housing units in Dania (which exist next to private houses). These areas are close to the major academic institutions: the university and the Technion.

There is also a campus in the lower city, at Haifa port, and you can see a large concentration of students living there. Like their colleagues in the world who belong to the Y and Z generations, they want, apart from living close to the academic institution, a residential experience, and prefer the apartments to be in new buildings. You can see it in the demand in the new projects in Remez.

Students prefer to pay more and live in new apartments. This is true for the entire younger generation, who prefer to pay more and live in a new apartment. Ramez neighborhood is the only place with new construction near the Technion and the university. There is also new construction on Abba Khushi Boulevard, but it is too expensive for students. The students are looking for a social life and they can find it more in the lower city. There is community life there. There are also students who are looking for an experience and go to live on Hillel Street and Mesada. That's where young people live in general - the Upper Hadar area, on Hillel and Mesada streets, with all that implies."

"comfortable and pleasant here"

The student Yahlom Motza rents an apartment in the Ziv neighborhood and is very satisfied with her location: "I am currently in my second year at the university. Until recently, my family lived in Neve Shanan, so I wanted to stay in the neighborhood. I rent an apartment in the Ziv neighborhood. It is very convenient to get to the university by public transportation, and I get to my studies in A quarter of an hour. There are a lot of students at the university who come from all over the city. My main consideration was that Zio is a young and fun neighborhood, and I'm really happy here.'

  1. No matter how hard you try to beautify, Hadar and the lower city are repulsive and disgusting neighborhoods to live in.
Ek on the Carmel is pleasant to live in
And it won't help - neither the Talpiot market "revival" nor the downtown "revival".
    Residential - disgust of neighborhoods
    Only the Carmel is pleasant.
    Daughter of Hadar Carmel.

  2. By the way, there is a very dangerous phenomenon of carelessly divided apartments and without the municipality really knowing how many people live in the building, it happens mainly in Neve Yosef, Tel Amal, Yad Labanim area, Far, developers come in and dangerously divide apartments into 3-4 units (bedrooms).
It's time for the municipality to sort out divided apartments, including a requirement to inspect any such property that has undergone structural changes. Later, in building collapses in an earthquake, we won't even know how many people live in a certain building. Slams.

  3. It should also be said that the campuses themselves suffer from a lack of promotion of places of entertainment in their territory and instead of being a focal point for the whole city to strengthen night life and entertainment, like the Technion used to hold parties during the mandate period and there are the student festivals, but they could really offer clubs and places of entertainment on campus, especially on weekends when there are no studies, no Ready for anything and don't want to mess with licensing it. Prefer empty campuses with rolling desert bushes on weekends.

  4. There is no vibrant student life anywhere in Israel. It's fiction. Starting to study at a late age after the army and a trip or work, saving money for studies, renting apartments - at insane prices that leave you unable to breathe at all, busy with studies and trying to "float above water" financially (for those who do not have much help from their parents, this is often impossible), working at least two jobs .
When you want to hang out, there are no serious entertainment places in Haifa except for a few small and rather gloomy pubs or clubs in the pioneers of the industry. Everything that was inside Haifa such as the Horva days, the Pasha, the City Hall, etc. were closed. The municipality does not encourage clubs, it is too expensive to operate them with the illusory property tax and licensing requirements that no entrepreneur wants to deal with, it is much cheaper for them to open another cafe and pub that will play some music and sell a lot of alcohol.
The situation is that there are no entertainments. There are restaurants and pubs and they sit there like elderly people for 4 hours chatting.
There is no student scene and most of them are busy studying and working so that they barely spend money in the city's economy, they are very thoughtful and prefer to spend money hanging out in the center on the weekend or saving up for a trip abroad and then the money is spent on entertainment. Why do you think there are so many empty shops in Haifa?
Living in Ramot Ramez or Dania is absolute depression, there is little public transportation, so students still have the costs of owning a car. Not only is there no student atmosphere, there is also no urban feeling, if you want to go out to a cafe you have to go to Ziv and start looking for parking. It's shameful.

  5. The Hadar neighborhood is very problematic, the pubs in Neve Shaanan (Ziv) without saying its name, the most expensive and inappropriate and considerate of students..

  6. When will they revive Hadar and take care of eradicating crime?
Yosef St., Pevzner, Jerusalem, there is a municipal theater and a community center very suitable for students and for the development of a studio social life. It is necessary for the municipality together with the educational institutions to make a project to rejuvenate Hadar and improve transportation to academic institutions

  7. It must be comfortable and pleasant for them, they come from other cities, rent split apartments, make noise, take up parking spaces, throw trash out of windows, so it's comfortable and pleasant for them. The time has come to put an end to this. The university and the Technion should be moved to the southern entrances of Haifa, and we should build student dormitories there for them to make noise and dirt, they have destroyed the city .
