Dozens of residents of Tirat Carmel participated last night (Sunday 20/11/22) in a public participation meeting held at Beit Lazarus in the city, regarding the urban renewal project in the Ben Zvi complex.
The principles of cooperation for the process were determined by the mayor, Aryeh Tal, with the aim of deepening the system of trust between the authority and the residents. During the meeting, the representatives of the Governmental Authority for Urban Renewal and Darman and Rebecca Architecture, along with Mayor Arie Tal and city architect Reot Zigdon, presented the proposed plan, which defines the future development of the entire complex, and answered the audience's questions.

730 new apartments
According to the proposed planning, on the planning area, which covers about 42 dunams, 730 new apartments will be built instead of the 123 apartments that currently exist there, with an average size of 115 square meters.
The proposed plan includes residential renewal - construction of new buildings to a modern standard, with an elevator and protection; New apartments, with an addition of 25 square meters and a 12 square meter balcony; development of green areas, addition of gardens and open spaces; green pedestrian paths; upgrading infrastructure - sewerage, electricity and drainage; Adapting the street to the future matron's passage; Addition of public buildings according to the needs of the residents - seven kindergartens, six day care centers, a neighborhood clinic, a family health station, a youth club and a synagogue; and trade addition.

Walking routes, connectivity and open spaces for the benefit of the public
According to the vision presented at the meeting, the new living space will be diverse, and walking routes and connectivity will be promoted in the neighborhood between a variety of open areas for the benefit of the public. The planning principles will ensure the adjustment of the building height to the building height restrictions, in accordance with the Ministry of Defense guidelines due to the proximity to a military base; as well as the expansion of Raziel Street in favor of the Matron axis and connection to the Ayelet HaCarmel neighborhood. Also, Natan Elbaz Street will be extended to Raziel Street; A commercial facade will be built along Raziel Street, close to the intersection of Raziel and Ben Zvi streets; And a buffer will be established in the vicinity of the cemetery and on the southwest border of the complex through public uses, open spaces or roads. On top of that, the proposed plan will enable a combined parking solution of an underground parking floor and a parking structure.
The tenants in the project are accompanied by attorney Gili David from the office of Carmit Weber Castleman & Co.
Mayor of Carmel Castle, Aryeh Tal:
"Carmel Castle encourages urban renewal and evacuation-construction projects, for the sake of the residents' quality of life and the improvement of the city's appearance, the safety of the buildings, and the strengthening of the city's economic base. This is the only way to promote old neighborhoods and houses, especially when it comes to private ownership where there is a risk of collapse. Urban renewal allows for the creation of a mix It is social and embodies a worthwhile economic consideration for the city. This is a golden opportunity to upgrade infrastructure and prepare the city for the future, and I welcome that. The road to the city's success is lined with collaborations, such as the participation of the public throughout the process and the encouragement of community entrepreneurs and residents who are interested in contributing to building the community and promoting the city."
