According to the association, the new plan covers a green area of approximately 107 dunams and will include a change in the zoning of an area without detailed planning to an area for residences, commerce, hotels, public areas, buildings and public institutions. According to the new submitted plan, the building of 226 housing units on 58 residential lots and a significant increase in the area of the hotel are requested to be approved.

Last Thursday we were informed at an unusual time, close to the holidays, about the deposit of the program. The submitted plan is disconnected from reality and the entire environment. There is disdain for the lives of the residents here without a strategic planning vision. The association "Keepers of Dania" on behalf of hundreds of families from the Dania neighborhood will submit its objections to the district committee. These objections are of great importance to the city of Haifa and its urban fabric.
The submitted plan is a massive and destructive construction plan, which will change the appearance of the Dania neighborhood and Mount Carmel. As I recall, the first plan presented in 2017 by the developer included only 133 housing units and was approved by the local committee, but rejected by the district committee, while demanding the district committee to increase the density of construction in the Dania neighborhood, in a manner that is fundamentally different from the character of the neighborhood. We are talking about an unapproved building plan and Dania is not a kibbutz and it is not a plan to build cottages as the developers claim. It's time to admit, concludes Attorney Dorfman, that the program will not improve the housing market in Haifa and is not intended for housing developers and young couples. The new plan will expand the neighborhood to the south and lead to the construction of 222 luxury units, attached to the ground, on an area of about 107 dunams, on the slopes of Carmel, towards the Carmel Park.
The plan includes 50 percent of green areas, a neighborhood commercial building, a public building, which will be transferred to the Haifa municipality, a 50-room boutique hotel designed by architect Rani Ziss, and walking and bicycle paths that will connect the neighborhood with one of the most beautiful nature reserves in Israel. The project enjoys a view to the south of the Carmel Park and a view to the west of the sea and due to its construction on the cliff it will not hide the view from the existing neighborhood houses and all the housing units in it will also enjoy an open view.
